COMMON PARTS
Corridors, staircases, the floor of the common areas will be from Italian granitogress, banisters of the staircases will be iron or wooden, the walls and ceilings lime-cement coat/plaster, plaster ground coat, painted with latex. The lighting of the staircases is with photo-cells and glass lamps, emergency lighting.
THE BUILDING
The building will have an intercom system with possibility for a video intercom, the same system is used for a security system for each property. The windows of the building will be of aluminum with thermometers which does not allow condensation, will be with colour and white glass. The entrance door has automatic locks. The internal barrier doors are from solid softwood, locks model Sirius form Ideal Standard. The external plaster is a Terasit product of BASF as well as the heat isolation for which the companies give 10 years guarantee with a Guarantee contract.The roof is with ten years guarantee.
The materials used in the apartments are as follow:
Entrance: hall - floor - Spanish terracotta;
Bath: Spanish faience, sink, bath-tub or shower cabin, mixing tap;Kitchen: terracotta, terminal for water, extractor fan, switches, wall plugs, lamps;
Living room: plaster coat, ground coat, TV points, telephone points, air conditioning - summer/winter;
TRIAVNA COMPLEX will have all-year-round porter / security. The Complex will be observed by surveillance cameras. The common parts will be cleaned daily, and will have guarded parking, restaurant, swimming pool, children corner. For the convenience of the owners the manager of the Complex will organize the payment for the electricity, water, sewer, telephone, local taxes and taxes and fees on behalf of the owners. The adjoining areas in the Complex: summer-house on the roof, alleys, green areas will be maintained. The maintenance of the infrastructure in the Complex will cost between €5 and €7 per sq.m. per annum: including landscaping, security / porter, upkeep of the swimming pool, electricity for the common areas (lighting, swimming pool, parking, street lighting).
