Daniel Residence is located in the biggest and the oldest Bulgarian ski resort of Borovets. It lies only in 73 km distance from the capital city of Sofia and offers a modern infrastructure with more than 45 km of ski runs. The resort has a rich history, but also good perspectives for future development. In June 2006 already started the implementation of the so called “Super Borovets” project, which will double the total length of the ski runs and further develop the infrastructure of the resort.

Daniel Residence – Borovets
Daniel Residence is located in the biggest and the oldest Bulgarian ski resort of Borovets. It lies only in 73 km distance from the capital city of Sofia and offers a modern infrastructure with more than 45 km of ski runs. The resort has a rich history, but also good perspectives for future development. In June 2006 already started the implementation of the so called “Super Borovets” project, which will double the total length of the ski runs and further develop the infrastructure of the resort.
Daniel Residence is an apartment house complex with 51 studios and apartments. It offers a number of “hotel-type” amenities: reception, ski depot, restaurant, a shop, swimming pool, fitness gym, sauna and underground parking places.
Location
Daniel Residence is located close to the main road leading to the city of Plovdiv. The distance to the main lift station is approximately 1.3 km.
According to the plans for the future development of the resort, the so called “Super Borovets” project, the complex will be located in the central part of Borovets and in 300 meters from the new gondola lift station.
The building
The construction works began in June 2006. The end of project is expected in November 2007 and the properties will be ready before the winter season of 2007.
The complex will have underground floor with parking places, spa and sports center and four living floors. On each level there will be: studios from 45 to 47 square meters and apartments from 71 to 101 square meters.
The common parts of the complex will be luxurious. The building will have two hydraulic elevators.
The apartments
Each studio and apartment will be finished and ready to use. Description:
Ø Living rooms and bedrooms come with the laminated floors and painted walls;
Ø Furnished kitchen comes with a sink, basic cupboards, electric cooker and refrigerator;
Ø Bathroom and WC- tiled, with sink and a complete equipment;
Ø Telephone, cable TV and internet connection;
Ø Central heating system- installed and ready to use;
Ø Secure front door; Thermo – insulation on outer walls.
Ø Furniture for additional cost.
Payment plan
The prices enclosed are retail (end) prices and include the broker’s commission.
The payment mode:
40% - upon signing of Preliminary contract
40% - completion (“AKT 15 )
20% - before the notary transfer of the ownership
Maintenance services
We will offer maintenance and management services after the completion of the development. The rate for the first year will be: 10 Euro per square meter and will include the following services:
· Maintenance of the common parts and green area in the yard;
· Paying the all costs for the common areas- electricity, heating, security, etc.
· Transportation (shuttle bus) to the gondola lift;
· Free usage of all facilities: indoor swimming pool, sauna, sports gym, etc.;
· Reception services, ski depot and many others.
Letting services are also to be provided.
A great investment/second home/ opportunity
There are three key factors which will contribute to the success of this project and make it a great investment opportunity:

Location- the only ski resort located within one hour drive distance from the capital city;

Shortage of other comparable offers- currently there are less than ten such project in Borovets. In terms of facilities, services offered and quality of building, there are only few developments comparable to our.

The project “Super Borovets”- this project will increase the number and length of the ski runs and respectively the ski lifts, improve the infrastructure of Borovets resort and the whole area surrounding it, regulate the future development of the resort and preserve it from overbuilding.
