Description
Sapphire residence- Bansko
Sapphire residence is designed in accordance to the characteristic architectural style of the town. It comprises of four buildings and sport center, all situated in a common courtyard. The complex will be fenced and the access to it will be controlled. The main idea of the project is to provide the owners with everything they need inside the complex. The courtyard will have inner infrastructure- gardens, electric lighting and parking places, separate building for the spa and sports center.
As a typical apartment house complex it will have as well: reception, ski depot, restaurant, café, shops, swimming pool and many other facilities.
Location
The development will be located on the central street of “Tsar Simeon” next to the town park. “Sapphire residence” will be situated near to the central hotel of “Pirin” and in about 1.6 km distance from the lift station.
The buildings
The construction works began in June 2006. It will be divided in two stages- the first will include the construction of two buildings and the sport and spa center. The second will include the construction of the third and forth building. The first stage is expected to be finished before the winter season 2007- in November(for the first building) and beginning of December(for the second building).
The complex will offer 56 underground parking places. Each building will have four living floors and two penthouse levels. On each level there will be: studios from 24 to 32 square meters; one-bed apartments from 48 to 56 square meters and two-bed apartments from 65 to 89 square meters.
The common parts of the buildings will be luxurious. Each building will have a hydraulic elevator.
Each studio and apartment will be finished and ready to use. Description:
Ø Living rooms and bedrooms come with the laminated floors and painted walls;
Ø Furnished kitchen comes with a sink, basic cupboards, electric cooker and refrigerator;
Ø Bathroom and WC- tiled, with sink and a complete equipment;
Ø Telephone, cable TV and internet connection;
Ø Central heating system- installed and ready to use;
Ø Secure front door; Thermo – insulation on outer walls.
Ø Furniture for additional cost.
Payment plan
The prices enclosed are retail (end) prices and include the broker’s commission.
The payment mode will be as follows:
40% - upon signing of Preliminary contract
40% - completion (“AKT 15)
20% - before the notary transfer of the ownership- December 2007
Maintenance services
We will offer maintenance and management services after the completion of the development. The rate for the first year will be: 10 Euro per square meter and will include the following services:
· Maintenance of the common parts and green area in the yard;
· Paying the all costs for the common areas- electricity, heating, security, etc.
· Transportation (shuttle bus) to the gondola lift;
· Free usage of all facilities: indoor swimming pool, sauna, sports gym, etc.;
· Reception services, ski depot and many others.
Letting services are also to be provided.
