Buying Process in Bulgaria Buying an apartment
.
The purchase of an apartment in Bulgaria is pretty much the same as in the UK. We need the services of a Notary to transfer the legal title or ownership of the property from the developer to the client. We also need the services of an Advocate (Solicitor) to make sure the searches are clear and that correct planning permissions have been granted and adhered to. He is also responsible for registering the property with the national land registry in Sofia. This process is relatively simple and straight forward and is very easy to follow with the help of a government licensed and approved translator. The translator must sign a declaration to say that they have translated the relevant documents for you and that you understand them and the process. Buying a Villa. Buying a villa is slightly different in that foreigners cannot at present own the freehold of the property.
However to get around this you simply have to set up a Bulgarian Ltd company. This is easy to do and with our help should only take a few days, the cost is around 400 pounds and we have all of the professionals in place to make this task as easy as possible, of course you may wish to appoint your own people to form your company. Our management company is in place to help you with all aspects of your investment in Bulgaria. We operate a full “hold you by the hand” service we will help you with bank accounts, property maintenance, letting service, accountants, advocates and notary. Our service includes a full after sales service we will be pleased to help you with any aspect of your Bulgarian purchase, even if you only need the phone number for a taxi or a recommendation for a restaurant, or help with the purchase of sun beds or furniture.

Borovets is of course best known for the international family friendly ski and snowboard resort.
It's a lively but picturesque village style resort bustling with restaurants, bars and shops.New runs , facilities and gondolas have been added as part of the 'Super Borovets' project destined to land the resort with the 2014 winter Olympics. It's a great place to go in the summer too as the gondolas and ski lifts take you to the very peak of the mountain tops. You will not experience better views than these anywhere else in Europe. Samokov is the nearest town and has a number of excellent restaurants and the wonderful daily market selling fresh organic locally produced fruit and vegetables.Every monday a huge market takes place drawing traders from all over the province and offers just about everything you could want in a market. The town is famed for its wood carving industry and hand fashioned copper ornaments. Designer brands are available at bargain prices in a number of shops and you will inevitably find less than legal but extremely good designer clothing and watches as well!
The Iskar lake just minutes down the road is one of the largest in Europe and is literally teeming with fish. You can hire boats , walk ,fish and picnic. There are rivers, lakes mountains all on the door step and if you turn left out of "Zografski" garden gate then that's all there is for miles and miles! Hot Spa's are minutes away and golf courses nearby.Do as much or as little as you want. It's a holiday that offers what ever you want.
The village of Dospei is quiet, friendly and charming. There are a couple of produce shops three bars and a restaurant just a five minute stroll from the chalet.

Why in Bulgaria
The Bulgarian Economy is growing steadily - Strong growth in industrial production, employment and credit has resulted in high GDP growth over the last few years. The growth in the Bulgarian economy should underpin a strong property market and lead to increased Bulgaria property prices.
--------------------------------------------------------------------------------
Bulgaria Property prices are relatively low - Property in the better residential areas of Sofia sells for around €1,000 – 1,200 per square metre (roughly ?67 – ?82 per square foot). It is clear that Bulgaria property is significantly cheaper than many other countries in the immediate area. By way of comparison, in London, property in a number of residential areas (such as Knightsbridge, Kensington and Chelsea) can sell for approximately €16,000 per square metre (?1,000 per square foot).
--------------------------------------------------------------------------------
Low Currency risk - The Lev has been attached to the Euro since its introduction at a fixed rate equivalent to €1 to Lev 1.9558. From 1997 the Lev was attached to the DM at a rate of 1 Lev to 1 DM.
--------------------------------------------------------------------------------
The current cost of domestic borrowing is relatively high - The rate that ordinary Bulgarians pay for a floating rate mortgage is in the range of 10 – 12% pa. We believe that once Bulgaria joins the EU, interest rates should fall in order to harmonise with rates in the Euro zone. Lower interest rates should help stimulate the Bulgaria property market.
--------------------------------------------------------------------------------
It is currently possible to achieve high rental yields on property - Rental yields on residential property are currently in the range of 10 – 12% of the purchase cost.
--------------------------------------------------------------------------------
Much residential property available is unsuitable for letting - There is currently no mechanism whereby individual leaseholders can be compelled to contribute towards the cost of repairs to common parts and exterior of buildings unless their leases specifically contain provisions to this effect. Whilst suitable provision is sometimes made in the leases of recently constructed blocks, blocks constructed in the communist era, or earlier, rarely have such clauses in leases. The result is that unless all the owners in a block agree to repair, nothing may be done. Even in the best residential areas of Sofia the common parts of older blocks are frequently unattractive and are, therefore, difficult to let. Good quality modern blocks of flats therefore command a premium in the letting market.
--------------------------------------------------------------------------------
The Bulgaria property market is relatively unsophisticated - Whilst there are estate agents in Sofia, they generally do not have shop fronts displaying Bulgarian properties that are for sale with prices clearly stated. It is common practice that estate agents charge fees to both buyer and seller. This increases costs and hence reduces the liquidity of the market. With accession to the EU, it is probable that this situation will change, with a consequent beneficial impact on the Bulgaria property market. Premier Apartments generally receive fees from the vendor.
